Getting Your Home Ready for Listing Photos

• By Rachel Sells

Great listing photos can make a strong first impression on buyers, so a little preparation before the photographer arrives can go a long way. Start by decluttering each room. Clear countertops, tables, nightstands, and other visible surfaces, and put away personal items, excess décor, toys, paperwork, and anything that makes a space feel crowded. The goal is to help rooms appear open, organized, and easy for buyers to imagine as their own.

Next, focus on cleaning. Vacuum or sweep floors, wipe down surfaces, clean mirrors and windows, and pay special attention to kitchens and bathrooms. Small details can be surprisingly noticeable in high-resolution photos, so straighten towels, make beds, fluff pillows, and remove everyday items such as trash cans, pet supplies, and cleaning products from view.

Lighting is another important part of attractive listing photography. Open blinds and curtains to bring in as much natural light as possible. Turn on lamps and overhead lights, and replace any burned-out bulbs beforehand. Consistent, welcoming light can help rooms feel brighter and more spacious.

Finally, don't forget the outdoor spaces. Mow the lawn, sweep patios and walkways, put away hoses and tools, straighten outdoor furniture, and remove clutter near entrances. A neat front porch and yard help create a polished first impression before buyers ever step inside.
